PLANNING & ZONING COMMISSION - WORKSHOP
JANUARY 30, 1992 - 7:00 PM

Chairperson, Mary Salinas called the workshop to order at 7:20 PM,
Members present were Janna Brimer, Bill Cromer, Cliff Hallmark and
Roger 8urlbut, Glynn Cavasos, Melinda Esco, and Joe Mooiz were
aboeot.
Staff in attendance were Ted Rowe and Kathy Turner.
The Planning and Zoning Commission discussed the "A" Single Family
District. After a lengthy discussion, the members decided to look
into further information regarding the following:
1) Several residential districts eg. ag, 2, 1 and 1/2 acre lot
minimum sizes
2) Minimum square footage for a house eg. 1/2 acre would be 1,800
square feet, 2 acre would be 2,200 square foot.

3) Percentage of lot coverage by the house
4) PUD District - Planned Urban Development
5) Garages and carports
6) Side entry or rear entry on garages
7) Street width
8> Sidewalks
9) Setback requirements
10) Accessory buildings including barns
11) Looking at existing developments such as "Ole Town of
Keooedale", Hillside Addition, and Shady Creek to see

12) Mobile Home District
13) Buffer zone for residential areas
14) Patio type homes - this includes multi-family, duplex's.
15) Reduce drainage problem�
16) Reduce shotgun homes
17) Encourage space between houses
18) Increase lot width to 80' instead of 70"

20) What type of animals can be placed in residential zoning
The Planning and Zoning Commission's overall concept is to see that
Denoedale has larger lots for single family housing rather than the
smaller ones in surrounding communities, maximize what uniqueness
the community has as being a rural/suburban city, and to preserve
the value of a home that anyone wants to build in Kennedale.
