05.19.1988 PZ MinutesPage 273 Minutes of Regular Meeting Planning and Zoning Commission May 19, 1988 Bill Cromer called the meeting to order at 7:50 p.m. Members present were Glynn Cavasos, Pat Turner, Sue Hair, Bill Cromer and Joe Moniz. Mike McCarty, John Gregory and Thomas Boone were absent. Staff in attendance were Ted Rowe, Linda Jones and Kathy Turner. Minutes of regular meeting dated April 21, 1988 were approved as submitted. I. Mr. Bill Taylor, The Robbins Company - Consideration of a final plat of Crestdale Addition, Phase VI. P & Z members were furnished copies of the comments regarding Crestdale Addition, Phase VI, from Cheatham and Associates dated May 15, 1988 and May 18, 1988. Mr. Dan Peden, representing Cheatham and Associates and Mr. John Levitt, representing Levitt Engineers, were present to answer questions regarding the plat of Crestdale Addition, Phase VI. Rowe, Peden, Taylor and Levitt resolved all comments made in Peden's letter prior to the meeting. Motion was made by Pat Turner, recommending approval of the variances regarding the square footage on Lots 6 -8, Block 7, and the 25' build- ing setback lines for Lots 4 -6, Blcok M, and approval of the final plat contingent upon variances. Motion was seconded by Joe Moniz. Motion carried without opposition. II. Consideration of rules and regulations for mobile, modular and manu- factured housing. Don Driver, City Attorney, submitted a rough draft of an ordinance regulating new housing inside the city limits. Mr. Driver informed the P & Z that the city cannot pass an ordinance directed at modular housing alone. The ordinance would,apply to all residenti,al.homes _ in general. It seemed to Mr. Driver that the city needed tq lack .at'the roof pitch, electrical, plumbing and building codes, and thh,masonfy construction. After discussion, P & Z members came to a conclusion to add eaves over- hang and a 4:" rise with 12" horizontal roof pitch along with the electrical, plumbing and building codes, and to omit the masonry con- struction for the ordinance for new housing. Motion was made by Glynn Cavasos, seconded by Joe Moniz to adjourn the meeting. Motion carried without opposition.
