REGULAR MEETING OF PLANNING AND ZONING BOARD
May 6, 1982
Mr. Morris, Chairman called the meeting to order at 7:30 p. m.
Members present:: Mr. Flowers, Mr. Billingsley, Mr. Morris, Mr.
Cromer and Mr. Brown.
Staff present: Mel Justice and Linda Jones
I. Old Business
a. Richard Aghamalian - to receive the Board's decision on a
final plat for Treepoint Addition (formerly Indian Woods Addition)
as a replat of Lot 3, Block 2 and Lot 1, Block 4.
Motion was made by Mr. Flowers, seconded by Mr. Cromer, that the
final plat be accepted and approval of acceptance be recommended
to the City Council. Motion carried with none opposed.
II. Building Permits
a. David Frost made a request for a building permit on
Industrial Court for a 60' x 60' metal building on Lot 28D, Block
1, Woodlea Acres Addition, The Board stated subject site is zoned
"G" Industrial and proposed building and use is in accordance with
subject zoning.
Motion was made by Mr. Brown, seconded by Mr. Billingsley, that
the permit be granted. Motion carried with none opposed.
III. Variance Requests
a. Mr. Mike Smith requested a variance to put a snow cone
stand at 133 East Mansfield Highway, where there is presently
located an antique shop. Mr. Smith stated the snow cone stand
would be a nice, clean 8' x 12' temporary building.
The Board stated that a skid type building does not meet uniform
building codes.
Motion was made by Mr. Flowers, seconded by Mr. Billingsley, to
table this item for further study. Motion carried with none opposed.
b. Mr. Sherman Bruce made a request for a variance to place
a trailer house on Tract 13A, David Strickland Survey Abst. 1376
for security purposes. Mr. Bruce assured the Board that the trailer
house would not be used for living quarters. Mr. Morris stated
that this trailer is for guarding and security purposes only.
Motion was made by Mr. Cromer, seconded by Mr. Brown, that this
request be granted on a one year basis. Motion carried with none
opposed.
IV. Replatting
a. Mr. Millhouser appeared before the Board to discuss two
tracts of property adjacent to intersection of Bowman Springs Road
and Interstate Highway 20 feeder road. Mr. Millhouser requested
replatting, annexation and rezoning from "A" to "G" for the purpose
of building a printing plant /office building on subject property.

Mr. Millhouser explained the businesses will consist of manufac-
turing of patterns, retail sales and office space for an insurance
agency. He further explained the structure will be made of tilt -
slab concrete. His plan is to replat subject property into Lot 1,
Block 1 and Lot 1, Block 2, A and A Addition. Mr. Justice explained
the procedures of replatting to Mr. Millhouser.
Motion was made by Mr. Cromer, seconded by Mr. Brown, to accept
the replatting, rezoning and petition for annexation on subject
property and approval of acceptances be recoumiended to the Council.
Motion carried with none opposed.
V. Miscellaneous
a. Mr. Moniz of 1113E.Mansfield Highway made an inquiry as to
the status of his request for permission to dismantle automobiles.
Mr. Moniz was informed that final word has not been received and
he would be notified.
There being no further business, motion was made by Mr. Flowers,
seconded by Mr. Billingsley, that the meeting adjourn. Motion
carried with none opposed.
