Planning & Zoning Board
October 1, 1981
Mr, Cromer, Vice Chairman called the meeting to order at 8:00 p.m,
Members present were Mr. Billingsley, Mr, Brown. Members absent:
Mr. Morris, Mr, Flowers. Staff in attendance: Mel Justvice, Jackie
Baker,
1. Zoning Change Requests. ,
a. C. L. Penningtonv308 E. Mansfield Hwy. has requested a zoning
change on a portion of lot 342 0, A. Boaz'Subdivision from ""
Commercial to "0" Industrial. Industrial Sheet Metal Company
presently occupies this area and the company operates on a variance
inasmuch as the present use is industrial type,
Mr. Justice recommended this item be a part of the study of the
present changes in zoning. Mr. Justice suggested Mrs, Pennington
OP her sons be present to speak to the Board.
Motion made by Mr. Brown, seconded py Mr. BtllLngsleyto Billingsley table this
item for consideration in the rezoning or the area.

b. Mrs. Nancy L. Poore-445 True Gunn requested a rezoning of a
portion of Lots 4 and 6 and all of Lot 5 or Carol Heights Ad4t1on,
XPQM "A" Single Family to "B" Multi-Family. The Board stated it
would be necessary to replat these lots,
Mrs. Poore may submit her replatting plans to Mr, Justice then she
may fill out her building application and submit it to the Board,
for approval, '
motion made by Mr. Bngsley;—aeconded'by Mr. Brown -that :Olese .
lots be replatted and rezoned into a "B", Multi-Family zone.
11, Building Permits
a. Mr, Fred Smith-416 E, Mansfield Hwy. requested a permit' to ex7
pand the present building at 'subject lot by approximatelY 2,250 •
square feet, Mr. Smith has purchased'Propertyadjacent to the
present building and wishes to use-this additional property for::
expansion. The Board stated they.saw no problem in the request
made by Mr'. Smith, but It would be necessary to replatt the property,
Mr. Smith stated he would 'have the property replatted,
otion was made by Mr. Brown, seconded by Mr. Billingsley to autho-
rize Mr. Justice to accept the replatting plans and the building '
plans. Motion carried with none opposed. •

111. Board Members
a. The Board lightly discussed the rezoning request from
C. L. Pennington of property 10 ated at 308 E, Mansfield Rwy.
The Board stated they would, nee4 to further discuss this item,
with Mr. Morris, and Mr,.Flower$,
b. Mr. Justice informed. the Board that Pate Jone has dug a
big hole down off of Grapevine Trail, and Trent Street and
down from it another hole about ten times bigger. Mr, Justice
stated that Mr. Jones has been cited many times, but that
doesn't stop him. The Hoard was also informed that the City
Council has authorized Mr. Marshall, City Attorney to write up
an , injuction against Pate Jones dumping.. If there 1.3 any more
dumping after the injunction has been written up Mr, Jones will
be in contempt of Court.
c. Mr. Billingsley asked Mr. Justice if the Tarrant County
Land Fall located on Dick Price Road has been closed, Mr.
Justice stated that it is only open for the 01.ty of Fort Worth,
There being no': :further business, motion was made by Mr,
seconded by Mr. Billingsley that the meeting adjourn,

Mr. Bill Cromer Vice Chairman called the meeting to order at
7:30 P.M. Members present-were Mr. Hi11ingsley,.Mr. Brown.
Members absent: Mr, Morris, Mr, Flowers, Staff in attendance:

1. Zoning Change Bequests
a. C. L. Pennington -308 E. Mansfield Hwy,, requested a zoning
change from "E" -Commercial to "Gt'' Industrial on a portion of
lot 34, C. A. Boaz Subdivision.' Industrial. Sheet Metal.
Company presently occupies this area and 'the company operates
in a variance inasmuch as the present use is industr1a1 type
Dorothy Brown, property owner at 37,7 E. 'Mansfield Hwy, was 1.n
total agreement in the zoning change,
W. M. Cappers, property owner at 309 'E, Mansfiedl, Hwy. was in
agreement with the zoning change 'request,
There were no other property owners within two hundred (200)
feet of .the subject lot that spoke for or against this request,
The Board will take this request into consideration and will
need to speak with the Mrs Pennington or her-sons
b. Mrs. Nancy L. Poore -445 True Gunn has requested a re-
zoning of a portion of Lots 4 & 6 and all of Lot 5"" of Carol
Heights Addition from "A" one family to "B" mutt.- family,
Mrs. Poore would like to build two duplexes.
Mrs. Gladys Wall -443 True Gunn. Mrs,. Wall had no'pbjections
to the rezoning request,
Wayne Hammond., Sr.-701 Woodlea Dr. Mr,. Hammond stated that
he was only concerned with the kind of people that would be
renting the duplexes, but other than that he had no ob-
jections to the rezoning request. His deoison was a semi..
objection.
The Board will .take these changes under advisement and will
discuss them at the regular meeting,
.Motion was made by Mr. Brown,' seconded by Mr, Billingsley
that the meeting adjourn.
