A. PUBLIC HEARING
1) To receive citizen’s comments regardi ng Zone Change 03-04. Request is
for Lots 1 –11, Block 7 from “AG” Ag riculture to “R-3” Single Family
Residential; Lots 1-5, Block 8, from “AG” Agriculture to “R-2: Single
Family Residential; and Lots 6-11, Block 6 from “R-3” Single Family to “R-
2” Single Family Residential Distri ct, all located within the Hilldale
Addition.
2) To receive citizen’s comments regardi ng Zone Change 03-05. Request is
for the northern sections of Tract 1, B. Joplin Survey, Abstract 880 from
that of “AG” Agriculture to “R-1” Sing le Family Residential District for the
development of Falcon Wood Estates, requested by Falcon Wood
Estates, Inc.
3) To receive citizens comments regarding a Preliminary Plat for Tracts 1
and 2, Ben Joplin Survey, Abstract 880 for “R-1” (Residential) subdivision
by Falcon Wood Estates, Inc.
4) To receive citizen’s comments regar ding a proposed Ordinance amending
Chapter 17 of the Kennedale City Code (1991), as amended, by revising
parking regulations in residential “R-1” and “R-2” districts; prohibiting front
entry garages in such districts; removing carports from parking
requirements in such districts; prov iding that this ordinance shall be
cumulative of all ordinances; providin g a severability clause; providing al
penalty for violations hereof; providing a savings clause; providing for
publication in the official newsp aper; providing an effective date.
5) To receive citizen’s comments r egarding proposed changes to the set
back requirements in “OT” Ol d Town Zoning District.
B. VISITORS/CITIZENS FORUM
At this time, any person with business before the Planning and Zoning
Commission not scheduled on the Agen da may speak to the Commission,
provided that a “Speaker’s Request Form” has been completed and
submitted to the Planning and Zoning Commission Secretary prior to the
start of the meeting. All comm ents must be directed towards the
Chairman, rather than individual P & Z members of staff. All speakers
must limit their comments to the subj ect matter as listed on the “Speaker’s
Request Form.” No formal action can be taken on these items.
C. REGULAR ITEMS
1) Approval of minutes: amended minute s from regular meeting dated
August 21, 2003, and regular meet ing dated September 18, 2003.
2) Consider approval of Zone Change 03-04 for Lots 1-11, Block 7 from
“AG” Agriculture to that of “R-3” Si ngle Family Resid ential; Lots 1-5,
Block 8 from “AG” Agriculture to that of “R-2” Single Family
Residential; and Lots 6-11, Block 6 from “R-3” Single Family to that of
“R-2” Single Family Residential Distri cts, all located wi thin the Hilldale
Addition.
