Review and consideration of an economic development revitalization grant application from Deborah Ridenhour and Shelly Hibbard dba The Pit Stop Cafe for interior and exterior improvements. Summary: The Pit Stop Cafe is a family owned and managed business that took over the premises previously run by Tracy's Restaurant. Ms. Ridenhour and Ms. Hibbard are tenants in this location and with this upgrade are seeking a lease extension from their landlord. Serving home - cooking style breakfasts, plate lunches, and sandwiches - this business is frequented by a number of City employees (including myself). Normally, a ticket price for one will run below $10.00 per person (inc. drink and tip). The Pit Stop is open for breakfast and lunch Monday thru Saturday. The Applicants are requesting an EDC grant of $10,619.83 to assist in the funding of important building upgrades and site improvements. A needed HVAC upgrade is at the top of the list being we are currently in the middle of another 100 degree Texas summer spell. Additionally, restrooms, kitchen, dining room, signage, exterior painting and parking lot striping are all areas needing upgrades. I, Deborah Ridenhour, of Kennedale, TX, and my daughter, Shelley Hibbard of Mansfield, TX, have been in the food service industry for over six years now. To start, we coordinated all concessions at The Texas Raceway in Kennedale, TX from April of 2002 until December of 2006. Our experience with the Pitt Stop Cafe began in August of 2006. To date, we have made numerous improvements, including but not limited to, new seating, interior paint, interior wall coverings, updated kitchen appliances, window ac/heating unit, and last but not least, exterior street signs. The requested updates would greatly improve the following: exterior paint - better curb appeal would potentially bring in more customers; - additional ac /heating unit - comfort of our patrons and lets face it, the more comfortable our customers are, the more likely they are to frequent our restaurant; repairs /upgrades to existing ac units - comfort of both the kitchen staff and our customers; termite extermination - necessary treatment; walk -in cooler - food preparation efficiency and increase in storage; new roof - necessary repair to improve appearance and prevent leaks into kitchen and dining area. In the future, our goal is to also replace the dining room flooring, which is now fading and cracked, upgrade our street signs to make them larger and more appealing, and purchase various kitchen appliances, including a new sandwich prep table, new heat lamps, and a new commercial toaster, just to name a few. Keep in mind, maintaining an eating establishment is an ongoing project. The upgrades we are requesting are not only necessary but they will no doubt increase our ' revenue, decrease our production costs, and improve the overall atmosphere at the Pitt Stop Caf6.
