TO ALL PROPERTY OWNERS AND CITIZENS OF T CITY OF KENNEDALE,
TEXAS, AND OTHER INTERESTED PERSONS:
NOTICE is hereby given that the City Council of the
City of Kennedale, Texas, will have a special meeting on Fri-
day, March 7, 1975, at 6:30 o'clock P.M., at the Kennedale
City Hall, Kennedale, Texas, for the purpose of holding public
hearing on the recommendation of the Kennedale Zoning Commis-
sion that the Kennedale Zoning Ordinance (being City of Kenne-
dale Ordinance No. 69-5) be amended with respect to regulations
as to minimum requirements for residential buildings, both sin-
gle-family and multi -family residences, in regard to floor
space, open lot area and off-street parking spaces, which propos-
ed changes would be applicable to residential buildings construct-
ed in all permissible zoning classifications within the City.
The changes recommended by the Zoning Commission are
as follows:
(A) Minimum livable floor space for residential build-
ings, exclusive of garage, porches and breezeways, or incident-
al storage areas: 1,400 square feet for single-family residences;
1,600 square feet for two-family residences (duplexes); 800 square
feet for 1-bedroom apartment, or 1,200 square feet for two -bedroom
apartments, or 1,700 square feet for three -bedroom apartments (but
no less than 800 square feet per family unit), for multi -family
residences.
(B) Minimum open lot area, exclusive of buildings, for
residential buildings: 3,000 square feet for 1-story residential
buildings; and 2,700 square feet for 2-story or greater residen-
tial buildings.
(C) Minimum off-street parking spaces for residential
buildings: 2 vehicle spaces for each single-family residence;
2 vehicle spaces per family unit for each duplex or multi -family
residential building.
The City Council, at such public hearing, will consider
the advisability of adopting the foregoing recommendations, or
alternatively, of otherwise changing the minimum •floor space,
lot open space and off-street parking space requirements for
residential construction in the City of Kennedale. All interest-
ed persons present will be given an opportunity to be heard at
such meeting.

recommending the adoption ofsuch .new ordinance, to supersede
the existing Kennedale Zoning Ordinance (.Kennedale Ordinance
No. 63-10.),, and the Kennedale .City Council is calling this public
hearing as a prerequisite to the Council's consideration of such
proposed new zoning ordinance as recommended by the ,final re-
port of the Planning and Zoning Commission.: At such hearing,
all property owners, citizens and other interested; parties will be
given an opportunity to be heard by the City Council on such propos
ed changes:.
Such proposed new zoning ordinance would re -define the zon-
'ing districts within the, City of Kennedale, Texas, adding addi-
tional zoning classifications to those heretofore provided, and
dividing the City into districts as follows
"A" —One-Family District,...or District ,"A";;
"B" Two -Family District, or District "rot;
"C :Multiple -Family District, or District; C'
Restricted Commercial District, or District ."D";
".E" Commercial District, or District ;"E' ; +! V.;
"F" 1 Commercial District, or District ”F";'.

A majority of the property in the City of Kennedale is re
commended to l remain a single-family dwelling district under the•
new proposed ordinance, as a majority of property is classified under
the existing ordinance; however, the re -location of district lines
and creation of newzoning classifications will result in:a,change of
zoning `classification for much of the property in the City of Kenne
dale, if the proposed new ordinance is -enacted. Moreover, the
proposed ordinance would make changes in the regulations pertain-
' ing to location, size and use of buildings, structures, land, and
open spaces within all zoning classifications and districts; so that.
such proposed new ordinance entails changes of zoning regulations.
with respect to' all property in the City of Kennedale, Texas.
There is on exhibit at the Kennedale City Hall a large map
showing such zoning districts and classifications within the City
of Kennedale, as proposed in the contemplated ordinance,' from
which each interested property owner and citizen can locate any..
propetty in the City with respect to the proposed zoning classifi-
cation under the suggested new ordinance. There are also on ex-
hibit in;the Kennedale City Hall copies of the full text of the pro-
posed new zoning ordinance, and the final report of;the Planning
Wand Zoning Commission recommending its adoption. Such instru-
ments and documents are available for inspection and study by
all interested persons during office hours at the Kennedale City
Hall.
